We handle everything: market analysis to set the right price, effective marketing to attract quality tenants, strict screening, lease negotiation and drafting, tenant onboarding, optional insurance arrangements, and ongoing maintenance to preserve your property’s value. It’s a hands-off solution designed to protect your investment long-term.

Can I hire just part of your service?

Our full management service is designed to maximize your rental income. However, we understand owners have different needs, so preventive and corrective maintenance, as well as insurance options, are entirely optional. The rest of the services are included to ensure consistency and results.

Can I hire your service if I live outside of Mexico?

Absolutely. You can manage everything remotely. We handle the entire process from Playa del Carmen, making sure your property is rented and stays in top condition without you ever needing to travel.

How much does the service cost?

Our pricing is simple: one month’s rent upon signing the lease, usually split 50/50 between the owner and tenant. Contract drafting starts at $3,500 MXN or 25% of one month’s rent. Tenant screening costs $500 MXN per applicant and is non-refundable. These fees guarantee reliable tenants and peace of mind from day one.

How do I pay?

Payments are made in three steps for your security:

1. $250 MXN when you approve a tenant’s application.

2. The remainder of the contract fee once the tenant is verified and approved.

3. One month’s rent after the tenant pays their deposit and first rent payment.

This ensures you only pay as we deliver results.

What if my property needs urgent repairs?

We handle it. We manage urgent repairs, charging 10% on labor and materials, typically paid by the tenant. If repairs result from hidden defects or expired warranties, costs fall to the owner. Our priority is protecting your investment without the hassle.

How will I stay informed if I live abroad?

We keep you updated with regular reports on your property’s condition, tenant behavior, and any repairs. Communication is consistent for the duration of the lease, so you can make informed decisions from anywhere.

Can I choose the tenants myself?

Definitely. We share each applicant’s verification results and rental offer so you have the final say. Just keep in mind the $250 MXN screening fee is non-refundable, even if you decide not to move forward.

What happens if the tenant stops paying or causes problems?

Our contracts include free out-of-court collections. If legal action is needed, we work with trusted external law firms to guide you on the best strategy for protecting your property and recovering your investment.

Do you offer legal and tax advice?

We offer general legal and tax guidance related to property rentals. For more specialized cases, we partner with trusted legal, tax, and notary offices to give you professional support with complete peace of mind.
