What’s included in the Setup and Staging service?

We handle the selection, purchase, delivery, installation, and setup of everything your property needs to be move-in ready for long-term rentals.

What’s the difference between furnished, equipped, and turnkey?

Furnished means the property has the basics: beds, sofas, dining tables, and chairs.

Equipped goes further: it includes appliances like fridge, washer and dryer, air conditioners and ceiling fans in every room, window treatments (curtains or blinds), and all systems ready to use.

Turnkey means your property is 100% rent-ready. It’s fully outfitted, down to sheets, towels, kitchenware, and décor. Everything is installed and staged to attract tenants from day one—with zero effort on your part.

Can I hire just one service instead of a full package?

Yes. You can hire exactly what you need: photography, decoration, staging, or full furnishing.

Can I choose the furniture and style?

Yes. We present purchase proposals based on your preferred style and local demand. You approve every purchase before we move forward.

What if I already have furniture or décor?

We start with an assessment. We use what works, and complete or upgrade as needed so your property meets market expectations.

How long does it take to deliver a rent-ready property?

For a brand-new, empty property with 2 or 3 bedrooms (turnkey), it typically takes around 45 days. Time depends on vendor availability, deliveries, and imports.

 

We’ll give you a detailed timeline from day one and provide weekly updates so you always know where your project stands.

Can I do everything remotely?

Absolutely. We are a fully bilingual team with over 10 years of experience helping North American property owners successfully invest and maximize their rental returns in the Riviera Maya. We understand the cultural differences, the local market, and how to make the process smooth for you. You can coordinate everything remotely while we handle the entire execution on-site—seamlessly and reliably.

Will I get updates during the process?

Yes. We keep you informed at every stage with progress reports, photos, and videos.

How Much Does the Service Cost?

Our fees depend on the size of your property and the level of furnishing and equipment needed. We typically charge 10% of the total value of purchases and installation services for our setup and staging management.

 

For utility services—water, electricity, gas, internet, phone—or property tax (predial) payments, we charge $850 MXN , (approximately $45 USD) per service whether it’s a new account setup or an update.

Do I have to pay everything upfront?

No. We work with a 50% deposit on our management service (planning, coordination, and execution).

 

For furniture, appliances, supplies, and installation labor, full 100% upfront payment is required, as these are purchased in your name and managed immediately.

 

The remaining 50% of our management fee is due when we deliver your rent-ready property.

What if I’m not happy with something?

We never make a purchase or start an installation without your prior approval. We keep you updated in every phase to make sure everything aligns with what you approved.

Can I buy everything myself and just have you install it?

Sure. You can make the purchases, and we’ll handle receiving and installing. Or, we can manage the entire process from start to finish.

What if something gets damaged during setup?

We take full responsibility for any damage caused during setup. Our network of vendors provides guarantees on their work.

Can you arrange cleaning or maintenance before move-in?

Yes. We can coordinate deep cleaning, minor repairs, and maintenance before your property is delivered. Check out our Preventive & Corrective Maintenance services too.

Do you install appliances and electronics?

Yes. We handle the installation of appliances, TVs, and any equipment needed to have your property ready.
